I represent buyers, sellers, and renters across New York City.
Some clients work with me for a single transaction. Others work with me across multiple chapters. The common thread isn't the deal type—it's clarity.
Sales
For residential sales, my fee is typically 2.5–3%.
In most transactions, the seller's proceeds cover the buyer's agent commission. The structure is consistent—the work is not. I explain scope, expectations, and strategy up front so there's no confusion later.
Rentals
For rental representation, my fee is generally one month's rent, when applicable.
Some rentals are landlord-paid ("no fee"). Some are not. I explain the structure clearly before we proceed.
They're not free—they're simply financed differently.
I work best with people who value clarity, understand representation, and don't negotiate against themselves.
Transparency filters better clients than discounts.
*A note on commitment: Real estate agents invest significant unpaid time throughout the entire process—coordinating viewings, conducting research, providing market analysis, managing logistics, negotiating offers, coordinating inspections, navigating contract issues, and guiding clients through to closing. I work on commission, which means I'm only compensated when a transaction successfully closes. The buyer representation agreement ensures we're both committed to the same goal and protects the time I invest in your transaction. Casual browsers or those not ready to commit are respectfully encouraged to continue exploring on their own until they're prepared to work with
dedicated representation.
Clients with pre-approval letters and financial statements are prioritized by sellers. Preparation signals seriousness and allows us to move decisively when the right property appears.
