This city asks a lot of anyone who wants to stay in it. The least I can do is know it well enough to help you navigate it honestly.
Tax returns, bank statements, pay stubs, investment accounts. Whether you're buying a condo or a co-op, everyone wants to see the full picture. Co-op boards want even more — debt-to-income ratios, post-closing liquidity, sometimes personal references. We go through all of this before you make an offer.
A condo is real property. A co-op is shares in a corporation. The price difference can be significant — but so are the restrictions. Subletting limits, board approval, financing caps, pied-à-terre policies. Most Manhattan buyers end up in co-ops. You need to understand what you're agreeing to before you fall in love with one.
Good apartments move fast. If you can't see a property within 24–48 hours of it hitting the market, you may lose it. That means being pre-approved, organized, and reachable. The 20-minute orientation call is where we figure out whether your schedule and the market can actually work together.
